Remarks

In this project we installed new insulation, new decking and high-performance mineral felt waterproofing to this large block of flats in Sutton, Surrey. The project started in January 2022 and took approximately 3 weeks to complete.

Unfortunately, the old roof covering was badly damaged and decomposed. The original decking was made from chip-wood and was about to collapse on itself. It needed to be corrected immediately or a significant amount of damage could be incurred.

We originally carried out a Sky Camera and physical roof inspection in March 2021. This revealed that the roof was in very poor condition and was about to collapse. The residents asked if we could carry out temporary repairs as the roof was leaking, which we happily completed. We then entered a competitive bidding process for the installation of the new roof and the contract was kindly awarded in early December

Current building regulations stated that we needed to construct and install a new warm-roof as opposed to an old fashioned cold-roof where the insulation quilt is laid in-between the roof trusses.

Our solution was to open-up and expose the roof and install new exterior grade plywood roof decking together with a vapour control layer to combat condensation. We then installed 150mm PUR high-density roof insulation and new high-performance waterproofing.

To install the new insulation we had to build-in new timber kerb details around the perimeter. This was because in some places the new insulation was flush with the old external brickwork. We also installed 2 new roof-lights.

The residents have subsequently told us that the new roof and insulation had a massive impact on their heating bills and they have had to turn-down the heating as their flats are now too hot. This is not surprising as the old insulation had perished and large amounts of heat were escaping into the atmosphere. The new roof installation will also hopefully bring benefits to the environment.
